European settlement of the area dates from the mid 1800s, although population was minimal until the 1960s. Rapid development took place from the late 1960s when land sales of the Pauanui Ocean Beach Resort commenced, followed by the Waterways estate in the early 1990s. The population increased gradually between 1996 and 2006 as new dwellings were added to the area, with growth slowing between 2006 and 2013.
Pauanui is a township and holiday area, with some rural areas in the south.
