Dwelling type

In the Wellington Region, 23.5% of the dwellings were medium or high density, compared to 18.1% in the North Island in 2013.

Dwelling Type is an important determinant of the Wellington Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Derived from two Census questions:

  • Moveable dwelling, for example, caravan, boat, tent etc
  • Other'

And 'Is this building as a whole one storey, two or three storeys, four or more storeys, or none of these?'

Dominant groups

In 2013, there were 126,174 separate houses in the area, 16,311 medium density dwellings, and 25,311 high density dwellings.

Analysis of the types of private dwellings in the Wellington Region in 2013 shows that 71.2% of dwellings were separate houses; 9.2% were medium density dwellings, and 14.3% were high density dwellings, compared with 75.2%, 9.6%, and 8.4% in the the North Island respectively.
